Preventative maintenance Agreement
The standard preventative maintenance agreement provides basic coverage for the parts of your HVAC system that require frequent service. This means any parts listed below will be covered at a discounted rate of 20% if the part needs to be replaced. This agreement also includes a pre-season inspection to ensure peak performance of your system. Please refer to the following list for specific parts coverage under your agreement:
- Low Pressure Switch
- Running Capacitor
- High Pressure Control Contactor
- Starting Capacitor
- Metering Device
- Condenser Motor
- Condenser Fan Blade
- Crankcase Heater Contactor
- Non-Digital Thermostat
- Blower Control
- Blower Motor
- Blower Belt
- Air Handler Circuit Board
- Time Delay Relay
- Fan Relay
- Transformer
- Refrigerant (2lb max)
Any parts not listed above and the labor associated with their replacement will be billed at the prevailing parts and labor rates. Environmental disposal fee is included as a covered item under the agreement as it relates to covered parts. Items replaced that are not covered may be subject to this fee.

Preventative Maintenance Inspection provides the following:
- Ensure proper function of the thermostat.
- Clean and adjust safety controls.
- Check belts, filters, wiring, and connections.
- Check for adequate refrigerant charge and add if necessary.
- Check the condenser for cleanliness and clean if necessary.
- Check voltage and amps to all motors.
- Check condensate drain for blockages and clean if necessary.
- Lubricate any bearings or moving parts.
- Make recommendations of any needed repairs to the system.
- Check all safety controls.
- Ensure dampers are in the correct position.
- Check overall performance and efficiency of the system.
- Clean burners and controls. (heat)
- Clean pilot assembly and ensure proper operation. (heat)
- Adjust burner for efficiency. (heat)
- Verify no gas leaks are present. (heat)
